You've watched the videos, attended meetings, and heard people talk about comps, ARV, rehabs, hard money, creative financing and finding deals. But when an actual opportunity shows up, the questions get real: Is it a deal? What's it worth? What should I offer? What will the repairs cost? Where will the money come from—and what do I do next?
If those are the questions you're asking, that's exactly why you need to be at the Alamo REIA 3-Day Investor QuickStart. Over three days, we'll help you connect the pieces—from finding and evaluating deals to walking actual properties, estimating repairs, running the numbers, finding the money and structuring the deal—so you can better understand how a real estate deal actually comes together.
What To Expect:

DAY 1 — FIND THE DEAL & KNOW WHAT IT'S WORTH
Finding Deals, Lead Generation & Marketing
Before you can flip a house, build a rental portfolio, wholesale a property, or structure a creative deal, you need an opportunity to work with. That's where we'll start.
We'll break down how investors find opportunities, reach motivated sellers, generate leads and create conversations that can turn into deals.
You'll learn about:
- Lead Generation & Marketing
- Inbound vs. Outbound Leads
- Where motivated seller leads come from
- Online and offline marketing channels
- Different Marketing & Lead Generation Strategies
- Reaching and communicating with potential sellers
- Finding strategies that fit your budget, experience and available time
Whether you're trying to find your first deal or your next deal, it starts with knowing how to create opportunities.
Pulling Comps & Determining Property Value
Finding a potential deal is only the beginning. Now you need to know what it's worth.
Your estimate of value can affect what you offer, your rehab budget, your financing and ultimately whether there's enough profit in the deal.
Get the After Repair Value (ARV) right, and you can make better decisions.
Get it wrong, and a great-looking opportunity can quickly become an expensive mistake.
We'll cover:
- What makes a property a true comparable
- Criteria investors use when pulling comps
- How to bracket values and price ranges
- What data you need to make an educated decision
- How to evaluate comparable properties
- What to look for—and watch out for—in the comps
- Determining a realistic After Repair Value (ARV)
- Pulling comps with or without MLS access
The Goal of Day 1: Find the opportunity. Know what it's worth. Start making better investment decisions. And then we're going to take those concepts out of the classroom.

DAY 2 MORNING — GET OUT OF THE CLASSROOM & INTO THE PROPERTIES
Property Tours & Real-World Deal Evaluation
Day 2 starts at the property.
We'll meet directly at our first property and spend the morning walking two different properties together.
We'll go through each property—inside and out—and start looking at it through the eyes of an investor.
We'll cover:
- How to systematically walk and evaluate a property
- What to look for on the exterior and interior
- Identifying repairs, improvements and potential problems
- Understanding approximate repair costs
- Estimating what it could cost to complete the rehab
- Evaluating the property and running the numbers
- Connecting condition, value, repairs and potential exit strategies
- Answering the question that matters: Does this property actually make sense as a deal?
We'll spend approximately one hour at each property, giving you an opportunity to see how the concepts we've discussed start coming together on an actual property.
Property addresses and meeting instructions will be provided at the end of Day 1.

DAY 2 AFTERNOON — ALL ABOUT REHABBING
Estimate It. Budget It. Manage It. Rehab It RIGHT.
After the Property Tours, we'll take what we saw in the field and dig deeper into the rehab process.
Knowing a house needs work isn't enough.
How much will it cost?
What actually needs to be done?
How do you manage the contractors?
And just as importantly...
What DOESN'T need to be done?
Every dollar you unnecessarily put into a rehab can come directly out of your potential profit.
We'll cover:
- Repair costs & estimating repairs
- Building and managing rehab budgets
- Creating a Scope of Work
- Hiring and evaluating contractors
- Managing contractors & the rehab process
- Contractor agreements
- Additional deal evaluations
- Avoiding unnecessary improvements and over-rehabbing
- Doing the RIGHT rehab for the property and your exit strategy
The Goal of Day 2 - See the property. Evaluate the deal. Estimate the repairs. Build the plan. By the end of the day, you'll have a better understanding of how property condition, repair costs, value, rehab decisions and your exit strategy can affect whether a potential opportunity makes sense.

DAY 3 — ALL ABOUT MONEY & PUTTING IT ALL TOGETHER
You've Found the Deal. Now Where Does the Money Come From?
One of the biggest misconceptions newer investors have is that they need to have all the money themselves before they can invest in real estate.
There are many different ways real estate deals can be funded and structured.
Day 3 is about understanding those options—and learning how the numbers and terms can change the deal.
Funding Sources & Creative Deal Structures
We'll explore:
- Seller Financing
- Hard Money
- Institutional Financing
- Private Money
- Partnerships
- Subject-To
- How different funding options affect the numbers
- Matching the funding and structure to the opportunity
The objective isn't to convince you there's one "best" way to finance real estate. It's to help you understand that different deals may call for different tools.
Using a Financial Calculator to Make Better Deals
We'll spend time actually working with financial calculators and doing sample exercises together.
You'll begin learning how payments, interest rates, terms and financing structures affect a deal—and how changing those variables can potentially create a very different opportunity.
Because sometimes making a better deal isn't just about negotiating the price.
It's about understanding and negotiating the terms.
Real Deals. Real Numbers. Real Case Studies.
Throughout Day 3—and woven throughout the entire weekend—we'll look at case studies from actual real estate deals.
We'll examine how opportunities were found, evaluated, funded and structured so you can see how the individual concepts we've covered work together in the real world.
The Goal of Day 3 - Understand the money. Understand the structure. Put the pieces together.
By Sunday, our goal is for you to have a much clearer picture of how a real estate investment moves through the entire process:
Find the Deal → Determine the Value → Evaluate the Property → Estimate the Rehab → Run the Numbers → Find the Money → Structure the Deal → Take Action.
