Every experienced real estate investor has a story.

The property they wish they had never bought.

The contractor who took the money and disappeared.

The rehab that went completely off the rails.

The tenant situation that turned into a nightmare.

The buyer who was supposed to close… but didn’t.

The inspection issue nobody saw coming.

The partnership that fell apart.

The deal that looked great on paper — until it wasn’t.

Most investors would rather tell you about their wins.

But some of the most valuable lessons in real estate come from the deals that went wrong.

And this October, those are the stories we want to hear.

At the AlamoREIA October Monthly Main Meeting, experienced investors will pull back the curtain on real deals that went sideways — including the mistakes they made, what they missed, what it cost them, how they handled it, and what they would do differently today.

Not textbook examples.

Not hypothetical situations.

Real deals. Real decisions. Real mistakes. Real consequences.

Before You Make Your Next Deal…

Whether you are working on your first property or your fiftieth, real estate investing requires you to make decisions that can get expensive very quickly.

Do you trust the contractor?

Are your repair numbers right?

Did you inspect the right things?

Is the buyer really going to close?

Did you structure the partnership correctly?

Did you miss something in the title work?

Are you forcing the numbers because you want the deal to work?

Is that tenant situation about to become a much bigger problem?

And sometimes the most dangerous problems are the ones you don’t even know to look for yet.

That is why this meeting matters.

Instead of learning every lesson the expensive way yourself, you’ll have the opportunity to learn from investors who have already lived through some of these situations.

What Are We Going to Talk About?

Throughout the evening, we’ll break down real-world investing situations and look at questions like:

  • What did the investor originally think they were getting into?

  • What warning signs were missed?

  • Where did the deal begin to go wrong?

  • What assumptions turned out to be incorrect?

  • What did the mistake actually cost?

  • Could the problem have been prevented?

  • How did the investor recover?

  • What would they do differently today?

  • What should another investor watch for before making the same mistake?

You’ll probably laugh at a few of the stories.

You may cringe at others.

And there will probably be moments when you think:

“I cannot believe that happened.”

But underneath every story is something much more valuable:

A lesson you may be able to use before your next deal becomes your own real estate horror story.

What Could One Mistake Cost You?

One bad assumption.

One missed detail.

One poorly written agreement.

One contractor you should not have trusted.

One repair you failed to identify.

One buyer who cannot perform.

One deal you should have walked away from.

Any one of those can turn what looked like a profitable opportunity into an expensive problem.

And depending on the deal, the lesson can cost thousands — or tens of thousands — of dollars.

The goal of this meeting is not to make you afraid of doing deals.

It is to help you become a more prepared, more informed investor before you make the next big decision.

Why Hear These Stories in the Room?

You can read about investing mistakes online.

But a short article or social media post rarely tells you the entire story.

At this meeting, we can dig deeper.

What was the investor thinking at the time?

Why did the decision make sense then?

What warning signs only became obvious afterward?

What happened next?

How did they get out of the situation?

And most importantly:

What should another investor recognize before finding themselves in the same position?

That context is where some of the biggest lessons are found.

And you’ll be learning alongside other San Antonio-area investors, property owners, professionals, and people actively working toward their next deal.

Who Should Attend?

This meeting is for you whether you are:

  • Brand new to real estate investing

  • Looking for your first deal

  • Actively wholesaling properties

  • Flipping houses

  • Buying rental properties

  • Managing tenants

  • Working with contractors

  • Raising or borrowing money

  • Partnering with other investors

  • Or already have years of experience

Because experience does not eliminate mistakes.

It simply changes the kinds of mistakes you are capable of making.

And sometimes hearing what went wrong for another investor can change the way you look at your own next opportunity.

What Should You Walk Away With?

Our goal is for you to leave this meeting better prepared to:

  • Recognize potential warning signs earlier

  • Ask better questions before committing to a deal

  • Know when you may need to slow down and investigate further

  • Think more carefully about contractors, tenants, partners, buyers, repairs, paperwork, and numbers

  • Learn from mistakes without having to personally pay the full price of the lesson

Because the most valuable mistake may be the one somebody else already made for you.
