Most everyone has heard of the 70% Rule/Formula when making offers on properties. But, does this "Rule"/Formula work? First, What is this 70% Rule?

Here is how the formula works:
70% of ARV - Repairs = Your MAO (Maximum Allowable Offer)

Example:
Subject property is worth 300k fixed up. The property needs 40k in repairs to bring the 300k ARV (After Repair Value)

Multiply 300k times 70% = (300k * .7) = 210k

210k - 40k (Repairs) = 170k

According to this formula, the most you can offer would be $170k. And if you are going to wholesale or assign this deal, You would need to subtract your assignment fee from the $170k.

But, does this formula work?
