  • Why lenders will take “less than what they’re owed”, and the things that go into that decision that you can influence, and which you can’t
  • How to navigate the process (and intricacies) of short sales—it’s way more than just “Make an offer”
  • When in the foreclosure process you can get involved, and when it’s too late
  • What YOU need to be ready to do in a short sale: there are strict timelines, you may need to have the money ready to close, and assigning your contract may not be possible

In the afternoon, we’ll switch gears and hear from John Underwood, a 15+ year tax lien investor who also owns long-term rentals and retails properties when the opportunity presents itself, about the other side of the foreclosure world: tax liens and deeds. He’ll cover:

  • The difference between Tax Lien auctions and Tax Deed auctions: some states do one, some do the other, and some do BOTH.
  • How Tax Liens work: what you’re actually buying, why they’re considered an ‘investment’ (even though you’re not buying real estate), and how to find them
  • How to research properties that are about to have a Tax Lien auctioned off—this is crucial, otherwise you might just be throwing your money away
  • What to expect on “Auction Day”
  • Why Tax Lien investments often DO turn into owning a property, and why it’s fine with you if they’re ‘redeemed’, instead
  • What to do when you get a Tax Deed on a property (it’s not always as simple as just instantly implementing your exit strategy!)
