So, you drop what you are doing and go to the house. It checks out, so you negotiate a deal with the seller. They sign a contract with you and you send it over to the title company and start doing your due diligence.
Then, you get the title commitment back from the title company…….and there are issues! How are you going to resolve these issues? Who is responsible for solving the issues? How long does it take to solve the issues?
